Problem
Visible spalling on the upper three courses, water staining on the ceiling around the chimney chase, and a crown that had crumbled into the flue. The homeowner had been told it was a 'minor sealing job' by a competitor — it wasn't.
Diagnosis
Level 2 video scope confirmed water had been entering for several seasons. The original mortar was sand-based, not Type S, and freeze-thaw cycles had pulverized it from the inside out. Crown sealing was past the point of effectiveness — full rebuild was the only correct path.
Solution
- 01Demoed the failed crown to the top course of brick
- 02Replaced the spalled brick (color-matched to 1953 original)
- 03Poured a new crown in Type S Portland mortar with a 2" overhang + drip edge
- 04Installed a new stainless steel cap with proper mesh spacing per NFPA 211
- 05Re-flashed the roof junction with lead step flashing
Outcome
Zero water intrusion through 3 winter cycles since completion. Homeowner provided a signed referral to her HOA. Full insurance documentation submitted; homeowner's claim was approved for $4,200 of the rebuild cost.
